1. Chi siamo

Il Cortivo 81 è una casa vacanze in Località Fratta 81, 31020 Tarzo (TV), gestita da Sergio Isolabella ("noi"). Codice identificativo nazionale (CIN): IT026084C2U7CTQVYS. Contatti: info@cortivo81.com, +39 353 498 6607.

2. Cosa prenoti

Un soggiorno a uso turistico nell'appartamento Maria o nell'appartamento Marcella (fino a 4 ospiti ciascuno), oppure in tutta la casa (fino a 8 ospiti), con gli spazi comuni descritti sul sito. Soggiorno minimo: 2 notti. Check-in tra le 15:00 e le 20:00, check-out entro le 10:00. Non si può superare il numero di ospiti indicato nella prenotazione.

3. Prezzo

Il totale che vedi prima del pagamento comprende la tariffa per notte (per 2 ospiti per appartamento, più 25 € a notte per ogni ospite in più) e la pulizia finale. In alcuni periodi valgono tariffe diverse, già comprese nel totale. Il totale non comprende l'imposta di soggiorno del Comune di Tarzo, che, dove dovuta, si paga a parte secondo le tariffe comunali.

4. Pagamento e conferma

Si paga l'intero importo al momento della prenotazione, con carta, sulla pagina sicura di Stripe. La prenotazione è confermata quando il pagamento va a buon fine: ti arriva un'email con il riepilogo. Se il pagamento non va a buon fine, le date non vengono bloccate.

5. Se cancelli tu

Più di 7 giorni prima del check-in: rimborso completo.
Tra 48 ore e 7 giorni prima: rimborso del 50% dell'importo pagato.
Meno di 48 ore prima, o se non arrivi: nessun rimborso.

Per cancellare scrivi a info@cortivo81.com: vale l'ora in cui riceviamo il messaggio. Il rimborso torna sulla carta usata, di solito entro 5-10 giorni lavorativi, secondo i tempi della banca. Se interrompi il soggiorno in anticipo le notti non godute non si rimborsano, salvo accordo diverso.

6. Diritto di recesso

Per i servizi di alloggio con date prestabilite la legge esclude il diritto di recesso di 14 giorni previsto per gli acquisti a distanza (art. 59, comma 1, lettera n, del Codice del consumo): valgono le condizioni di cancellazione del punto 5.

7. Se cancelliamo noi

Se per cause che non dipendono da te non possiamo ospitarti (per esempio un danno grave alla casa), ti avvisiamo subito e ti rimborsiamo per intero. Restano salvi gli altri diritti che la legge ti riconosce.

8. Arrivo, documenti e regole della casa

Per prenotare devi essere maggiorenne. All'arrivo tutti gli ospiti, compresi i minori, ci forniscono i dati di un documento d'identità valido: la legge ci obbliga a comunicarli alla Questura (art. 109 TULPS). Comunica in anticipo l'orario di arrivo. In casa valgono queste regole:

non si fuma all'interno;
niente feste né eventi;
animali non ammessi;
il camino non si può usare;
rispetto della quiete del vicinato.

Chi prenota si impegna a far rispettare le regole a tutti gli ospiti e risponde dei danni che gli ospiti causano alla casa per loro colpa.

9. Responsabilità

Nulla in queste condizioni esclude o limita la nostra responsabilità per dolo o colpa grave o per danni alla persona, né i diritti inderogabili dei consumatori. Non rispondiamo di servizi di terzi (ristoranti, escursioni, trasporti) né di interruzioni dovute a forza maggiore o a fornitori esterni (energia, acqua, internet), fermo il punto 7. Distanze e informazioni sui dintorni sono indicative.

10. Prenotazioni tramite portali

Se prenoti tramite Booking.com, Airbnb o Holidu valgono le condizioni e la politica di cancellazione del portale. Le regole della casa sono le stesse.

11. Reclami, legge e foro

Per qualsiasi problema scrivici a info@cortivo81.com. Si applica la legge italiana. Se sei un consumatore, è competente il giudice del luogo in cui risiedi (art. 66-bis del Codice del consumo), e restano le tutele inderogabili della legge del paese in cui vivi.

12. Modifiche

Possiamo aggiornare queste condizioni. A ogni prenotazione si applica la versione accettata al momento della prenotazione.

Booking conditions

They apply to bookings made on cortivo81.com. Version of 24/09/2026. The Italian version prevails.

1. Who we are

Il Cortivo 81 is a holiday home at Località Fratta 81, 31020 Tarzo (TV), Italy, run by Sergio Isolabella ("we"). National identification code (CIN): IT026084C2U7CTQVYS. Contact: info@cortivo81.com, +39 353 498 6607.

2. What you book

A holiday stay in the Maria apartment or the Marcella apartment (up to 4 guests each), or in the whole house (up to 8 guests), with the shared spaces described on the site. Minimum stay: 2 nights. Check-in between 15:00 and 20:00, check-out by 10:00. The number of guests stated in the booking may not be exceeded.

3. Price

The total shown before payment includes the nightly rate (for 2 guests per apartment, plus 25 € per night for each additional guest) and the final cleaning. Some periods have different rates, already included in the total. The total does not include the tourist tax of the Municipality of Tarzo, which, where due, is paid separately according to the municipal rates.

4. Payment and confirmation

The full amount is paid when you book, by card, on Stripe's secure page. The booking is confirmed once the payment succeeds: you receive an email with the summary. If the payment fails, the dates are not reserved.

5. If you cancel

More than 7 days before check-in: full refund.
Between 48 hours and 7 days before: 50% of the amount paid is refunded.
Less than 48 hours before, or if you do not arrive: no refund.

To cancel, write to info@cortivo81.com: the time we receive your message counts. Refunds go back to the card used, usually within 5-10 working days depending on the bank. If you end your stay early, unused nights are not refunded unless otherwise agreed.

6. Right of withdrawal

For accommodation services on specific dates, Italian and EU law exclude the 14-day right of withdrawal that applies to distance purchases (Art. 59(1)(n) of the Italian Consumer Code): the cancellation terms in point 5 apply instead.

7. If we cancel

If, for reasons beyond your control, we cannot host you (for example serious damage to the house), we tell you at once and refund you in full. Your other statutory rights are not affected.

8. Arrival, documents and house rules

You must be 18 or over to book. On arrival all guests, including children, give us the details of a valid identity document: Italian law requires us to report them to the police (Art. 109 of the Public Security Act). Please tell us your arrival time in advance. House rules:

no smoking indoors;
no parties or events;
no pets;
the fireplace may not be used;
please respect the neighbours' peace and quiet.

The person who books ensures that all guests follow the rules and is liable for damage the guests negligently cause to the house.

9. Liability

Nothing in these conditions excludes or limits our liability for wilful misconduct, gross negligence or personal injury, or the mandatory rights of consumers. We are not liable for third-party services (restaurants, excursions, transport) or for interruptions caused by force majeure or external suppliers (power, water, internet), without prejudice to point 7. Distances and local information are indicative.

10. Bookings through other sites

If you book through Booking.com, Airbnb or Holidu, that site's conditions and cancellation policy apply. The house rules are the same.

11. Complaints, law and jurisdiction

For any problem write to info@cortivo81.com. Italian law applies. If you are a consumer, the courts of the place where you live have jurisdiction (Art. 66-bis of the Italian Consumer Code), and you keep the protection of the mandatory rules of your country of residence.

12. Changes

We may update these conditions. Each booking is governed by the version accepted when it was made.

Buchungsbedingungen

Sie gelten für Buchungen auf cortivo81.com. Fassung vom 24/09/2026. Maßgeblich ist die italienische Fassung.

1. Wer wir sind

Il Cortivo 81 ist ein Ferienhaus in Località Fratta 81, 31020 Tarzo (TV), Italien, betrieben von Sergio Isolabella („wir“). Nationaler Identifikationscode (CIN): IT026084C2U7CTQVYS. Kontakt: info@cortivo81.com, +39 353 498 6607.

2. Was Sie buchen

Einen Ferienaufenthalt in der Wohnung Maria oder der Wohnung Marcella (je bis zu 4 Gäste) oder im ganzen Haus (bis zu 8 Gäste), mit den auf der Website beschriebenen Gemeinschaftsräumen. Mindestaufenthalt: 2 Nächte. Check-in zwischen 15:00 und 20:00 Uhr, Check-out bis 10:00 Uhr. Die in der Buchung angegebene Zahl der Gäste darf nicht überschritten werden.

3. Preis

Der vor der Zahlung angezeigte Gesamtpreis umfasst den Übernachtungspreis (für 2 Gäste pro Wohnung, zuzüglich 25 € pro Nacht für jeden weiteren Gast) und die Endreinigung. In manchen Zeiträumen gelten andere Preise, die bereits im Gesamtpreis enthalten sind. Nicht enthalten ist die Kurtaxe (imposta di soggiorno) der Gemeinde Tarzo, die, soweit geschuldet, gesondert nach den Gemeindetarifen gezahlt wird.

4. Zahlung und Bestätigung

Der gesamte Betrag wird bei der Buchung per Karte auf der sicheren Seite von Stripe bezahlt. Die Buchung ist bestätigt, sobald die Zahlung erfolgreich ist: Sie erhalten eine E-Mail mit der Zusammenfassung. Schlägt die Zahlung fehl, werden die Daten nicht reserviert.

5. Wenn Sie stornieren

Mehr als 7 Tage vor dem Check-in: volle Erstattung.
Zwischen 48 Stunden und 7 Tagen vorher: Erstattung von 50 % des gezahlten Betrags.
Weniger als 48 Stunden vorher oder bei Nichtanreise: keine Erstattung.

Zum Stornieren schreiben Sie an info@cortivo81.com: Maßgeblich ist der Eingang Ihrer Nachricht. Die Erstattung erfolgt auf die verwendete Karte, meist innerhalb von 5-10 Werktagen, je nach Bank. Bei vorzeitiger Abreise werden nicht genutzte Nächte nicht erstattet, sofern nichts anderes vereinbart ist.

6. Widerrufsrecht

Für Beherbergungsleistungen zu festen Terminen ist das 14-tägige Widerrufsrecht bei Fernabsatzverträgen gesetzlich ausgeschlossen (Art. 59 Abs. 1 Buchst. n des italienischen Verbrauchergesetzbuchs): Es gelten die Stornobedingungen in Punkt 5.

7. Wenn wir stornieren

Können wir Sie aus Gründen, die Sie nicht zu vertreten haben, nicht beherbergen (etwa bei einem schweren Schaden am Haus), informieren wir Sie sofort und erstatten den vollen Betrag. Ihre übrigen gesetzlichen Rechte bleiben unberührt.

8. Ankunft, Ausweise und Hausregeln

Buchen dürfen nur Volljährige. Bei der Ankunft geben uns alle Gäste, auch Kinder, die Daten eines gültigen Ausweises: Das italienische Recht verpflichtet uns, sie der Polizei zu melden (Art. 109 des Gesetzes über die öffentliche Sicherheit). Bitte teilen Sie uns Ihre Ankunftszeit vorab mit. Hausregeln:

im Haus nicht rauchen;
keine Partys oder Veranstaltungen;
keine Haustiere;
der Kamin darf nicht benutzt werden;
bitte die Ruhe der Nachbarn respektieren.

Wer bucht, sorgt dafür, dass alle Gäste die Regeln einhalten, und haftet für Schäden, die die Gäste am Haus schuldhaft verursachen.

9. Haftung

Nichts in diesen Bedingungen schließt unsere Haftung für Vorsatz, grobe Fahrlässigkeit oder Personenschäden aus oder beschränkt sie, ebenso wenig die zwingenden Rechte von Verbrauchern. Wir haften nicht für Leistungen Dritter (Restaurants, Ausflüge, Transport) oder für Unterbrechungen durch höhere Gewalt oder externe Versorger (Strom, Wasser, Internet), unbeschadet Punkt 7. Entfernungen und Angaben zur Umgebung sind unverbindlich.

10. Buchungen über Portale

Wenn Sie über Booking.com, Airbnb oder Holidu buchen, gelten die Bedingungen und Stornoregeln des Portals. Die Hausregeln sind dieselben.

11. Beschwerden, Recht und Gerichtsstand

Bei Problemen schreiben Sie an info@cortivo81.com. Es gilt italienisches Recht. Als Verbraucher sind die Gerichte Ihres Wohnorts zuständig (Art. 66-bis des italienischen Verbrauchergesetzbuchs), und der Schutz der zwingenden Vorschriften Ihres Wohnsitzlandes bleibt erhalten.

12. Änderungen

Wir können diese Bedingungen aktualisieren. Für jede Buchung gilt die Fassung, die bei der Buchung akzeptiert wurde.
